There is a large diameter underground pipe network with 5 surface hydrants which supported 50 acres of sod production here in the 1980s. However, our recent farmer here who grew grains, seed crops, and winter squash/pumpkins did not use irrigation. There is something to be said for regenerative agriculture. The last two years experienced drought conditions and the grain corn crops on this land had good yields and no visible drought stress.

Last year, NH passed a law giving all homeowners the right to build an accessory dwelling unit. There may be a neighbor who would create an ADU for a farmer working this land. I have not asked around.

I have a few implements (flail mower, rotary mower, disc harrow, cultipacker, spader, 2-bottom plow, and 4" PTO driven water pump) and may be willing to invest in a few more. I also have one assembled and several unassembled hoop houses.

We are flexible on lease duration.

Additional Information

This is high quality sandy loam, flat, with hardly any rocks.  pH is good.  It has been in volunteer wildflowers or minimal-till field crops for the past 15+ years.  This counts as regenerative agriculture practices from my perspective, and I am looking for a farmer who is philosophically committed to continuing that approach.

This location is close to markets and Amherst is an affluent town.  There are plenty of consumers in the area who will pay extra for a high quality local farm product.

This land is not suitable for a typical vegetable CSA.  It is also not suitable for large or medium sized animals.  

The prior farmer here proved that a rotation including grain/seed crops (corn, wheat, rye, buckwheat) and winter squash/pumpkins was viable for one man with no employees.

I run a commercial beekeeping business, so any crops that benefit from bee pollination would get a boost.
