Huge potential for this small farm! We've worked hard the past two years to create a farm from a non farm ready property. We are currently operating a no-till, no spray growing operation on a eight 100-foot permanent bed system. The footprint of the electric fencing could easily accommodate at least two additional 100-foot beds. We also utilize a small garden area outside of the apartment that was existing from the previous owners. We use it to test new plants we're considering growing in the future. There's a farm stand at the end of the driveway that could be included. This year we are setting up at the Westfield and Easthampton farmers markets each week. In addition, we grow hydroponic tomatoes (as well as field tomatoes). If the next farmer is interested, the system could be negotiable, as well as training if needed.
The house has tons of character. You can live in the main house or the apartment and rent out the other side or use as extra income/farm labor/family overflow. It's a very livable home with modern comforts - depending on desires of the next owners, some areas that could be improved on. Happy to discuss.
This is a corner lot property. The majority of it is zoned rural/ag, but a portion is zoned commercial. We always saw that piece as having great potential for a small farm store to sell our produce and perhaps bring in some other necessities for the community since we don't have stores really close by. Perhaps a small coffee shop for the community to congregate? We were told there was a general store across the way that was very popular with the community.
The property is beautiful. We've done the clearing necessary for our growing purposes, but there's still more than could be cleared to utilize for growing or livestock. There's a gentle slope we were planning as an orchard area. Apple trees, blueberry bushes, autumn olive, lots of established perennial landscaping. We walk around the property and cut flowers and greens, throw together an arrangement and sell it at market.
Unique property in that the senior center, playground and church are across the street. On the other side of the property is the town square, town maintenance building, post office and transfer station. All this traffic passes the property. We abut the agricultural fairgrounds that are utilized once a year in August. Ask us about the potential there. While not super close to stores/restaurants/etc., it's centrally located to lots of hubs like Pittsfield, Lenox, Westfield and the valley. This is really a property that needs to be seen in person. Too many possibilities to list. We wish we didn't have to leave, but we decided we needed to be close to family.
